Your First Transaction Walkthrough: End-to-End Guided Setup

Overview

The transaction is the atomic unit of CurbPage. It's the core feature where everything else in the platform comes together: the client you created, the Blueprint that structures the work, the email templates that keep communication moving, and the Client Experience Hub that gives your client visibility into it all.

A transaction serves two purposes at once:

  • For you, the agent, it's where you manage every part of the deal end to end: the timeline, the documents, the vendors, and the team working on it with you.

  • For your client, their view is a direct reflection of what you do inside the transaction. Whatever you build, complete, and make visible on your side is what shows up on theirs, in real time.

Let's walk through what a transaction actually looks like, from the moment it's created to what your client sees on the other end.

Creating the transaction

You can start a new transaction from the quick create bar at the top of any page, or from the Transactions section in the left navigation menu.

The first thing you'll set is whether it's a Buying transaction or a Selling transaction. That choice determines which major milestones the transaction starts with.

Transaction type

Default major milestones

Buying

Contract Acceptance Date, Closing Date

Selling

Listing Date, Contract Acceptance Date, Closing Date

Selling transactions get an extra milestone up front (Listing Date) since there's a step before a buyer is even in the picture. These major milestones are what anchor the rest of the timeline, more on that below.

Transaction details

Every transaction holds a set of core details:

  • Property address (the home being bought or sold)

  • Transaction tracker, a fully customizable, step-by-step view of the deal that you control, which is what surfaces on your client's Client Experience Hub

  • Price of the home

  • Commission % and commission rate ($)

  • Transaction team, showing everyone who's been given access to this specific transaction

The transaction tracker deserves a callout of its own: this is the piece your client actually sees reflected as their timeline in the Client Experience Hub. You control exactly which steps show up and how they're labeled, so you can tailor it to how much (or how little) detail you want a given client to see.

Where the timeline lives

Inside every transaction is the Activity tab, and this is where the real structure of a deal lives.

Every transaction timeline starts with three default sections:

  1. Pre-Contract

  2. Contract to Close

  3. Post-Closing

Within these sections, work gets created and tracked as Milestones, Tasks, or Contingencies. This is the same Milestone → Task structure covered in Transaction Blueprints, applied to this specific deal.

You can build this timeline one of two ways. You can build it manually, entering Milestones, Tasks, and Contingencies one at a time, entirely custom to this transaction. Or, once you've entered your major milestone dates (Contract Acceptance Date, Closing Date, and Listing Date for sellers), you can apply a Blueprint and let it populate the entire timeline for you, including every Task calculated relative to those anchor dates.

For most transactions, applying a Blueprint is the faster path. Building manually makes more sense for a one-off deal that doesn't fit your standard workflow.

How tasks anchor to milestones

Here's what that relative scheduling actually looks like once major milestone dates are entered.

Buying transaction — Contract Acceptance Date set to March 10:

Task

Anchored to

Offset

Resulting due date

Submit loan application

Contract Acceptance Date

+2 days

March 12

Order home inspection

Contract Acceptance Date

+3 days

March 13

Inspection contingency deadline

Contract Acceptance Date

+10 days

March 20

Appraisal ordered

Contract Acceptance Date

+7 days

March 17

Final walkthrough

Closing Date

-1 day

(1 day before Closing)

Selling transaction — Listing Date set to March 1, Contract Acceptance Date set to March 15:

Task

Anchored to

Offset

Resulting due date

Schedule listing photos

Listing Date

-3 days

February 27

Yard sign & lockbox installed

Listing Date

0 days

March 1

Respond to buyer's inspection request

Contract Acceptance Date

+10 days

March 25

Confirm buyer's financing contingency cleared

Contract Acceptance Date

+21 days

April 5

The key thing to notice: change the anchor date (say, Contract Acceptance Date moves from March 10 to March 14 because negotiations ran long), and every Task tied to it shifts automatically. That's the entire point of applying a Blueprint instead of building a timeline by hand: you set the milestone dates once, and the rest of the schedule follows.

The rest of the transaction

Beyond Activity, every transaction has four more tabs: Email, Documents, Vendors, and Team.

Email

If your email is integrated, the Email tab shows the full back-and-forth between you and your client, including every attachment, all inside the transaction. You're not limited to just viewing it either: you can send and receive email directly from within CurbPage, so there's no need to jump back and forth between your inbox and the platform.

Documents

The Documents tab shows every document tied to the transaction, no matter how it got there: uploaded directly to a Task, attached to a Milestone, dragged and dropped in, or sent as an email attachment through the transaction's Email tab.

Anything that wasn't uploaded directly to a specific Task lands in an unsorted area. From there, you can drag and drop each document into the timeline step it actually belongs to, keeping everything organized without losing track of where a file came from.

You also have full control over document visibility. Every document can be individually toggled visible or hidden to your client, so you decide exactly what shows up in their portal.

Vendors

The Vendors tab is where you decide which vendors from Your Workflow are visible to your client on their portal for this specific transaction. Not every vendor needs to be client-facing on every deal, so this gives you control on a transaction-by-transaction basis.

Team

The Team tab shows everyone who currently has access to this transaction, and lets you manage that access directly.

Seeing it through your client's eyes

At any point while working in a transaction, you can click View as Client to see exactly what your client sees in their Client Experience Hub, in real time. Since a client's visibility is a direct reflection of the actions you take inside the transaction, this is the easiest way to check your work before your client ever logs in.
